CERT Property is preparing a planning application for 100 new high-quality apartments and townhouses just off Talbot Road, in Old Trafford area of Greater Manchester. Velocity is the third phase of a new emerging neighbourhood, located adjacent to two recently completed residential projects, Kinetic and Insignia.

Our proposals are designed to make a positive contribution to the regeneration of the Civic Quarter area of Old Trafford by bringing about the redevelopment of a brownfield private surface car park to deliver much-needed new homes.

Currently dominated by commercial office buildings, it is hoped that the Civic Quarter will become a thriving residentially-led neighbourhood where people, placemaking, health and wellbeing, walking and cycling, all underpin new development. Indeed, in line with the aspirations of the draft Civic Quarter AAP, the proposed development seeks to:    

• Deliver high quality architecture with a distinctive identity

• Provide a wide range of property types which maximise the opportunity for sunlight and outdoor space

• Formation of a new urban grain with new established active frontages

• Offer compelling landscaping and roof-top amenity for residents

• Improve connectivity, including delivery of "Exhibition Walk"

• Prioritise walking and cycling over car use  

• House a growing community

• Support economic growth

• Create a defined and distinctive neighbourhood
